Job Description Job Description We are looking for an Apartment HVAC Maintenance Technician to join our team. If you enjoy variety in your workday—moving from plumbing repairs to electrical troubleshooting and preparing apartments for new move-ins—this is the role for you. As a key member of our onsite team, you will be responsible for keeping our community running smoothly and ensuring our residents have a safe, comfortable place to call home. Key Responsibilities Specialized Repair: Diagnose and repair residential HVAC systems, including central AC units, furnaces, heat pumps, and boilers. System Maintenance: Perform seasonal "turnarounds" (checking heaters in fall, AC in spring) and routine filter changes/coil cleanings. Installation: Replace aging condensers, air handlers, and furnaces, ensuring all work meets local building codes and safety standards. Refrigerant Management: Safely handle, recover, and dispose of refrigerants in strict accordance with EPA regulations. Emergency Response: Lead the response for "no heat" or "no air" emergencies, particularly during extreme weather events. Work Orders: Complete daily service requests for residents, including minor plumbing (leaks, clogs), electrical (switches, fixtures), and appliance repair. Unit Turns: Prepare vacant apartments for new residents, including painting, drywall repair, and ensuring all systems are functional. Preventative Maintenance: Perform routine inspections and upkeep of HVAC systems, water heaters, and common areas. Curb Appeal: Assist in maintaining the overall cleanliness and safety of the grounds, including snow removal or debris pickup as needed Requirements & Qualifications Experience: 2–5 years of dedicated HVAC service experience, preferably in a residential or multi-family setting. Certification: HVAC/EPA Required Education: High school diploma/GED plus completion of an HVAC trade school program or formal apprenticeship. Technical Tools: basic hand tools Must be authorized to work in the US.
