Job Description
KHS&S, one of the largest union subcontractors specializing in large-scale architectural exterior wall systems (EIFS, plaster, metal panels), is looking for a Senior Project Manager with deep commercial construction experience.
The primary duties and responsibilities consist of, but are not limited to:
- Work with project teams to ensure projects are within budget and completed to the satisfaction of our customer.
- Review contracts, plans, and specifications, fully understand scope, terms and conditions, and project schedule.
- Verify or retake-off estimates to prepare a working budget for the project based on value engineering, actual construction methods, actual quantities, and estimated production rates specific to the project.
- Obtain or verify pricing of materials, write and execute subcontracts, purchase agreements and purchase orders based on specific quantities, scope, and schedule.
- Generate and track requests for submittals, RFI’s, etc. Ensure responses are received and processed completely.
- Prepare project schedule using an approved scheduling tool.
- Prepare safety plan and implement safety program onsite with the Safety Manager and/or Site Safety lead.
- Prepare and price EWA’s and scope changes. Submit change orders to customers and follow-up through receipt of executed documents.
- Prepare budget and submit to Project Executive/Operations Manager for approval. Work with upper management to optimize cash flow for the project, project billings and expenses for the duration of the project.
- Analyze job cost reports weekly to verify accuracy. Identify and correct problems in execution or reporting. Verify that contract status, budget, and percentage of completion.
- Prepare the schedule of values; prepare requisition for billing in coordination with Administration and Management.
- Maintain and build relationships with customers, as required.
Ideal candidates will have:
- 8 –15+ years of experience in commercial construction with atleast 5 years managing projects as the lead PM.
- Strong regional General Contractor Relationships.
- Experience with complex exterior scopes or specialty subcontracting preferred.
- Experience with prefabrication workflows preferred.
- Experience in developing junior staff, including Project Engineers and Assistant PMs.
